Emaar Community Management - Dubai Marina Office

As a landlord and tenant of an Emaar community, I can't find any good words about this company. Over years they have kept changing their subcontractors each time with less and less competent people. There is no PROACTIVE approach in fixing problems, even simple tasks like repairs of gym equipment or changing a bulb needs several follow-ups. What's worse, the service fee has been dramatically increased (22% YoY), yet the quality of maintenance suffers. Foul smell in the lobby (for years now, "fixed" by an air diffuser, not looking into the root cause), gym equipment - falling apart - long-time overdue for replacement, permanent floods and leakages in open areas, humidity and mold issues in the open spaces, outdated cinema equipment with the worse chairs (uncomfortable!) is a joke. Just to name a few. What's worse, there is no community manager on site (Park Island) which makes the entire communication virtually impossible as the Emaar Eye requests are always attended with delay or never. Definitely not a premium brand anymore, invest and live somewhere else.

We face a big problem with the bikes, scooters, electric bikes and electric scooters. I hope they will be banned from the marina. The problem is that many riders are ignorant. They ride very fast and don't consider the pedestrians. Many people have been or about to be hit many many times. This obviously puts people at risk, especially kids, women and senior people. There are actually many commercial electric bikes and scooters which are used for delivery by delivery company and outlets. Also, there are people riding double which makes it even riskier for themselves. I wish that Emaar management will take the necessary actions to make it a better and safer place to people.

As a lont-term owner of Emaar apartments , I must admit that ECM is a horrible company and 40K of maintenance we are paying are basically stolen. Nothing is done. For the past week, the water in Sahab buildings smells horrible, to the extend children don't want to take shower. Noone cares to even explain what kind of chemical leaked into water. Whenever there is an issue on elevators, anything broken, it takes ages to address. We had a 2x2m.square spot of rotten false ceiling in the common area that was left unaddressed for 9ms. When lock on the entry door from parking level was broken, it remained for a year, to the extend that hostels on JBR knew building is easy to access for strangers 24/7 anytime, so backpacker guests of these illegal hostels were coming to use the pool, the gym, etc. This is the reality of "premium" Emaar living in one of the most expensive buildings in Marina.

Absolutely horrible. Rent-seeking, graft and incompetence.They outsource everything to their own subsidiaries, no one is responsible for anything, no one knows a thing. Security does not make anything secure, maintenance is ineffective and no one on the ground can either solve a thing or just answer a question.
