I've had a very serious and disappointing experience with the building's maintenance team and property management. For over a year, I reported an unstable bathroom sink in the master bedroom. My repeated complaints were ignored. Eventually, the entire marble slab around the sink collapsed — shattering on the floor. Thankfully, no one was in the bathroom at the time, or it could have caused a severe injury. Since then, I have contacted the maintenance team multiple times and sent a detailed email requesting urgent repairs, along with photos and videos of the damage. The only action taken was that someone came to clean the broken pieces and removed the sink! no repairs, no inspection, no response to the actual safety issue. Even worse, I have called and messaged the property manager, Mr. Mizwar, more than 50 times, with zero response. Not one call, message, or email has been returned This level of neglect, poor communication, and lack of responsibility is completely unacceptable, especially when tenant safety is at risk. I'm sharing this publicly in hopes of raising awareness and pushing for accountability. If you are considering living in one of there properties , be very cautious about the level of support you can expect when maintenance or safety issues arise.
Recently, I had a disappointing experience with Emirates Property in Dubai. Emirates Property has been one of the most frustrating property management companies we’ve ever dealt with. We lived in the apartment for a full year and returned it in a clean and well-maintained condition. There were only a few minor wall scratches — no pencil marks, no stains — and both the kitchen and bathrooms were spotless. Despite this, the management unfairly deducted a large portion of our security deposit, using vague and unreasonable justifications. It truly felt like they had no intention of returning even half of the amount, regardless of how responsibly we maintained the property. It’s incredibly disheartening to do everything right and still be treated this way. So please — if you’re considering renting with Emirates Property — be extremely cautious, especially when it comes to your security deposit. Document everything thoroughly and protect yourself. No one deserves to go through this.
Worst Property Management Company in UAE. Zero Maintenance. Zero Action Upon Complain or Request. Worst of all, they will take your deposit and not give back after check-out even if you return the apartment in perfect condition.
I think this property is very sneaky and money-grubbing. When I offered them not to renew the contract, they told me that if I did not declare my intention to move out at least 3 months in advance, I would have to pay 3 months rent as a fine. So I tried to review my contract and realized that I did not receive a Tenancy Contract when I signed the contract (only Ejari). I demanded to see it from them and they would not show it to me. I want to ask anyone who had a contract with this property, can you tell me if the 3 month prior declaration rule is correct? I think that period is far too long.
This is by far the worst property management I’ve ever dealt with — and I’m clearly not the only one. Once they take your deposit, be prepared: you likely won’t get it back. They don’t do proper inspections, and even if you return the apartment in excellent condition, they’ll find excuses to deduct unreasonable amounts or avoid returning anything at all. I strongly urge anyone facing the same issue to file a formal complaint with the Ministry of Economy and consider a police case. This is a country that respects and protects people’s rights — and companies like this should be held accountable. —————————————————- I recently visited again to discuss my concerns, and I want to thank the legal manager — one of the few supportive and professional individuals I encountered. He genuinely listened and helped resolve the matter in a fair way. For future tenants, here are a few important tips to protect yourself: 1. Take detailed photos of the entire apartment before moving in — including cupboards, doors, windows, and all interiors. You may end up being charged for damages left by previous tenants. 2. Do not repaint the apartment yourself. Even if you do, they will likely deduct repainting costs from your deposit anyway. 3. Clarify the deposit process upfront. Ensure it’s agreed that the deposit will be returned within a maximum of 7 working days after key handover. 4. Notify them at least 20 working days in advance about your move-out and make sure you sign the vacating letter early. Thank you again, especially to the legal manager, for your professionalism and efforts to handle things fairly.
