Stay Away from Samana Developers!! They promised my AED 40,000 down payment, made on January 31, 2025, would be fully refundable if I couldn’t/didn’t proceed. Once I paid, they kept making up new requirements, then eventually stopped replying completely. It’s been months—no refund, no response. They’ll say anything to get your money, then disappear. What’s worse is how coordinated the deception is. The sales team seems helpful and reassuring at first, but once you pay, their attitude changes. This was a clear bait-and-switch, and I feel scammed. You will not see your money again. Sadly, developers like Samana give a bad name to the UAE real estate market. I came in with trust and high hopes, but their dishonest tactics are damaging the reputation of an entire country that’s working hard to attract investors. Avoid Samana at all costs!

It's been over a month since I requested a refund for Unit 2801 at Ivygardens 2, and I still haven't received my money. This whole situation is absolutely unacceptable. I’ve only received a reply to 1 out of every 5 emails I’ve sent. No one gives me a clear answer, and I’ve been completely left in the dark. When I made the payment, I was told the refund would take 10 days “if I ever wanted to cancel.” But once I did request it, suddenly it became 30 working days — and still, no result. This is pure dishonesty. They say anything to close a sale, and then completely disappear when it comes time to honor their word. I’m not surprised anymore — just look at the number of 1-star reviews from other customers who are going through the same thing. On top of that, if you read the replies they leave to negative reviews, it’s always the same copy-pasted message redirecting you to an email address — without even acknowledging the actual concern. That alone shows their complete lack of interest in their clients. I strongly advise everyone to stay away from this company. Their lack of transparency, poor communication, and broken promises make them completely untrustworthy. Big liars, ready to say anything just to sell — and vanish once they have your money. Im waiting for your generated answer that you send to everyone but I still have 1% hope that you will consider that message and process to my refund My name is on the post and I give you the exact Unit so Im waiting. Update 2 months later: still no refund, still the same message from them with the same delay, nothing has been started, I have never seen such incompetence and such lies from a company, the manager Magid was very kind when it came to cashing the deposit and now no more response, it is the worst company I have ever seen in my entire life.

I have bought 2 units from them with a payment plan, and since then i am getting stressed because of their accounting. they dont send reminders for payments, and on top of that they send SOA with missing payments, although i am doing my payments on time, every month i have to struggle with them, send them the payment proof. Their customer service is ridculous, they reply after 3 or 4 reminders only. they surely need to look at that urgently

In the beginning i thought its good idea to invest with them but after you deal with them you see that its a disaster here’s why: -Since November untill now i got my registration for my apartment delayed tooo much. -Statement of account or invoice you need to ask it many times and now one month i didn’t get my previous paid invoice and statement. -They are too lazy and each time they say we are updating our system which as i saw from other people they have this issue also last year so i think this system is all the time up to date or they need to change their IT. If you are reading this review be careful before taking any step with this developer Samana.
