I recently moved to one of the buildings managed my SBK, up until the move in they seemed to be very professional and used to reply very fast, ever since i moved in i have had a complaint regarding the giant exhaust on my balcony. It makes excessive noise all day and night, I have called multiple people in the maintenance team, sent multiple emails regarding this issue but no one ever replies. After getting frustrated with them ignoring all the emails and calls I decided to go to the office to register the complain in person, they said that they will check the issue and get back to me but as expected they did not. This giant exhaust sends sound and vibrations through out the apartment and makes us very anxious all the time, not everyone will have this problem but I hope this review helps you understand the way SBK manages their tenants its ridiculous try avoiding them there are some great buildings and property management companies which I regret not contacting.

Durrat Al Marsa,Dubai Marina Extremely Disappointed – Chiller Not Working for Days! The central chiller system in this building has not been functioning properly for several days now, and the management is showing little to no urgency in resolving the issue. In this unbearable UAE heat, it’s unacceptable to leave residents without proper air conditioning. We’ve made multiple complaints, but no permanent solution has been provided. The apartments are overheating, especially during the night it’s affecting our sleep, our kids, and our health. We expect better maintenance and responsibility from the building authorities. Very poor service!

I wanted to raise a concern to SBK management as your renewal rent increases have not been at par with RERA/DLD policies. Even the newest policy of RERA this year has not been honored and the rent increase is significantly beyond what is supposedly allowed as per the RERA Smart Index. I even sent a document to your represenatative as reference. Additionally, despite 2 months of follow up with Ms. Laxmi, your renewals executive, all I got are either non or vague replies from her with regard to the concern I raised on the RERA/DLD document I sent. Now, I'm receiving calls from another SBK person to follow up if I'm interested to renew or not. When asked about the concern I raised, she told me that your renewal in-charge on vacation and has no idea of the cocern I raised. Please understand that this is not fair to us, long-time tenants already. Last 2024, your renewal executive also replied 3 weeks before the end of the last cheque. No time at all to even ponder on any decision and, no chance to look for a place and forced to renew with an unreasonable rent increase. I've been repeating over and over to Ms. Laxmi to at least give prompt response and be fair enough to provide tenants time to decide and not do last minute notice. In all fairness, your maintainance is still good and probably better than some real estate companies, except for that fire scare we had last May which still remains with no explanation from SBK on the what really transpired and the past experience for heavy rains where buidings ceilings had leaks. Your building staff is also very accommodating. I really hope you can look into this and be more reasonable with your increases and how your renewal executives can at least be more prompt in providing responses. It's not all easy living in Dubai so appreciate your kind attention to your tenants who have been raising this matter for so long. Thanks

I'm reaching out to report a water leakage issue at my location that has been ongoing for over 4 days. Despite multiple attempts to contact the maintenance team, no one has arrived to fix the issue. I've been waiting for days, and the promises made by the team haven't been fulfilled.

I've been living in this apartment for 3 years now. I have no complaints to the guards, maintenance and housekeeping who is working in this building. They are working hard tremendously. I have seen reviews here almost perfect, I don't think our building is in good shape to have those perfect reviews so here i am giving just a star. Our paint walls inside the apartment are falling into pieces, maintenance tried to fix it however walls are still getting cracked. I am sure you do have a building inspection but I hope you also have a unit inspection. I am wondering why you are allowed to increase rent when the walls of this building are getting started to have cracks. Also building glass had only been clean once in the past 3 years. To all the tenants try to review your rental index as well and check your rental renewal as they increase more than they allowed.
