Horrific valuations. If you are buying in DIFC expect this company to deliberately undervalue your properties. Every time clients obtain mortgage and valustrat are sent in- they will ALWAYS devalue the property so the bank lends less and the buyers have to pay more out of their pocket. This has happened with a gentleman called Zeeshan. His evidence literally proved a 3 bed of the exact same layout and view should be priced at 4.9M and yet valued the property in question at 4.72M. Once confronted, they had very little to say other than “speak to the bank”, also any appeal will delay another week so buyers end up swallowing the difference. THIS NEEDS TO STOP!!!! Same happened with another lady called Preethi in Central Park towers. Because it’s DIFC they rely on FAKE listings and speaking to brokers who aren’t honest as it tanks the deal and they know this. They base their “evidence” on fake listings on the property portals and ignore actual Mous that have been signed. Their incompetency is beyond - AVOID at all costs.

I recently engaged the services of Valustrat, booked through my bank, to evaluate my brand-new 1-bedroom property in Dubai. Unfortunately, I am dissatisfied with their assessment. The valuation came in at AED 150 per square foot below the current average price in the same building as mine. This discrepancy raises concerns about the accuracy of Valustrat's evaluation methods. Given that my property is brand new, this undervaluation affects its perceived market value and could potentially impact my financial standing and future investment decisions. I expected a professional and market-reflective valuation, but unfortunately, Valustrat's assessment did not meet these expectations. Based on my experience, I would caution others to carefully consider their options when seeking a property valuation and mention to your banker to don’t book with Valustrat.
